Land o Lakes, really does have more than 100 lakes running through its land area. Still today, despite its rapid growth, Land O' Lakes provides a perfect blend of leisurely, country living with convenience and necessities necessary for today’s living. Land O' Lakes is situated in the heart of Pasco County, and home to three major shopping centers and numerous restaurants.
 
Land O' Lakes is located north of Tampa on Highway 41 in the middle of Pasco County and offers residents clean country living away from the hustle and bustle of city living. Education plays a major role in the quality of life in Land O' Lakes. The area boasts a Community College, a large modern high school which offers academic and vocational programs on a 100 acre campus with an activity center and lighted athletic park. There are three elementary schools, a modern junior high school, and other private schools as well. Full service health services are available in the Land O' Lakes area. Residents have easy access to large medical complexes, including a Veterans' Administrated Hospital and the medical school at the University of South Florida. Walt Disney World is only a 90 minute drive from Land O' Lakes.
 
For more local activities, there is the Land O’ Lakes Community Center at US 41 and School Road which features a community center building, softball and football fields and a playground. Every year this community center holds the Annual Flapjack Festival, Jellybean Jamboree, and the Haunted House at Halloween as well as a Saturday Market from October to May each year.
 
The Recreation Complex on Collier Parkway offers soccer, baseball, football, a gymnasium, swimming pool, tennis, and racquetball courts and a playground. Not far is the Suncoast Parkway Trail for biking, jogging, rollerblading etc. The Suncoast Trail is a paved recreational trail that runs parallel to the Suncoast Tollway that connects Hillsborough, Pasco and Hernando counties. This 400-foot-wide corridor provides a safe route for bicycle and pedestrian commuting and serves as a connector between public lands, parks and greenways.
 
You will also find the Museum Of Motion Picture History, which offers a comprehensive collection of over 10,000 artifacts, including cameras, projectors, giant props, books, costumes, cinema and TV promotional items.
 
Land o Lakes is also known for its clothing optional communities.
  1. Paradise Lakes Resort is a 72 acre private, clothing optional hotel and resort just north of Tampa, Florida. Here, you are welcome to be yourself in a tropical, fun filled setting. If you are new to the world of clothing free or clothing optional way of life, you will find our policy of “take off as much as you are comfortable with” to make the initial visits stress free
  2. The Caliente Resort is also clothing optional. They have a resort in Land O Lakes as well as in the Caribbean. The Caliente Resort in Land O Lakes is very large, with 3 lakes surrounding the resort. The Caliente Resort offers home for sale and also to rent. Daily activities are offered as well such as Yoga, Cardio, and other sport activities.
  3. Lake Como is a Nudist Club; not clothing optional. It is one of the oldest clubs since 1947.

Asbel Creek, with its 500+ homes, built after 2006, range in price from $100,000 to over $300,000. Its location is south of State Road 52 and Land o Lakes Blvd. There are smaller homes around 1200 sq ft and the larger single family homes are over 3000 sq ft. Lot sizes are small no matter how large the home is. You won’t find a community pool, but there are play lots, parks and ponds around.
 
Asbel Estates is between Connerton and State Rd 52 just south of Asbel Creek. Smaller homes around 1200 will cost about $125,000 and larger 3000+ sq ft will run about $250,000 for homes without pools. Lot sizes are around 7000 sq ft even for the larger homes.
 
Ballantrae is one of the most popular subdivisions of Land O’ Lakes with over 1000 homes and a 33 acre lake and multiple parks running through it. You have your choice of either townhomes or single family homes beginning around 1200 sq ft and rising to over 3600 sq ft for 5 bedrooms and 4 baths. The larger homes will run you from $250,000 to $300,000 while you can live cheaply in this community for as low as $100,000. The community offers a lot of amenities including clubhouse, pools, tennis courts, basketball courts, playgrounds and more. Ballantrae is located just one mile from the Suncoast expressway off Hwy 54, which is another reason for its popularity.
 
Concord Station with its 600+ homes is located just east of Ballantrae and is another new community that was started around 2005. Choose from 3 to 6 bedroom models, mostly without pools on smaller size lots. This Community offers a great Clubhouse with Fenced Pool Area, Tennis Courts and Playground. You can purchase one of the smaller 1500-1800 sq ft homes for about $150,000 and the larger 2500-3000 sq ft homes sell for around $200,000.
 
Connerton, located north of Land O’ Lakes Blvd (41) between Hwy 54 and Hwy 52 is spread across almost 5000 acres of wilderness.  It is comprehensive in its approach to encourage a healthy lifestyle where recreation and relaxation are intermingled.  Walking, biking, bird watching, tennis courts, fitness, and aquatic centers are a part of daily life. One day it plans to have 5 distinct villages within it with easy walks to its own downtown with shops and restaurants, interlocking trails and on-site offices, Connerton aims to be an alternative to automobile-dependent, strip mall-dotted suburbia.  Homes can range from 1400 sq ft for about $150,000 to well over 4000 sq ft for $500,000 +. You can purchase a moderate sized home around 2500 sq ft with 4 bedrooms without a pool for about $200,000. All size lots are available here and many different styles of homes to choose from.
 
Dupree Lakes, off Highway 41 (Land O’ Lakes Blvd) sits midway between Hwy 54 and Hwy 52. Newly constructed homes as small as 1100 sq ft sell for about $125,000, as well as 3300 sq ft 5 bedroom homes that sell for about $250,000. Most homes are 3 and 4 bedrooms in size of 2000 sq ft Low HOA fees of $75 a year cover community pool, playground and tennis courts.
 
Enclave, located just east of Wesley Chapel Blvd and just north of where Hwy 54 and Hwy 56 connect, is a smaller community of single family homes built after 2000 and sell around $175,000 to $250,000. Larger lot sizes and no community amenities without CDD fees are the attraction.
 
Grand Oaks is located just north of the Enclave but is considerably larger in size with over 800 homes. The townhome community of Edgewater of Grand Oaks offers another 300 homes right next to it. At Grand Oaks you can buy a newer home with 4 bedrooms and around 2500 sq ft for about $200,000 and it may have a pool. Lot sizes are generous for this newer community. Amenities include a Grand Oaks clubhouse, volleyball and basketball courts, pool and playground. Cable is included in the monthly HOA fee and there's no CDD fee here.
 
The Groves is a 45+active golf course community and is positioned just south of the Connerton community and was built around 2005 and offers 2 bedroom villas as well as single family homes. Homes range $150,000 to $200,000. There are many amenities included in the monthly maintenance fee that include community heated pool, fitness center, golf, park, recreation building, tennis, grounds maintenance cable and more.
 
Lake Padgett to the east of Hwy 41 and north of Hwy 54 encompasses several different subdivisions and began sometime in the late 1960’s with palatial estate homes running over $1,000,000 down to tiny 2 and 3 bedroom homes going for less than $100,000. Most homes were built before 2000. As a resident of Lake Padgett Estates, you have access to all 3 ski lakes: Lake Padgett, Lake Saxon and East Lake. There are no CDD fees in Lake Padgett and HOA fees are around $250 a year. 
 
Lake Talia, built in two phases is north of Hwy 54, with the first completed phase beginning in 2005. Today in Phase II, homes are still being built further to the west of Land O Lakes Blvd (Hwy 41) and closer to the Suncoast Pkwy. Homes in Phase I sell between $200,000 and $300,000 while the newer homes built 2008/2009 are between $275,000 and $300,000 for 4 bedroom 3 baths. Lake Talia is a gated community without CDD fees and offers your traditional Florida home style of architecture on larger sized lots around ¼ acre.
 
Lake Thomas is for those that want large lots and all the amenities of living on or with access to water like fishing, boating, skiing or just relaxing on your dock over the white sandy beach lakefront. Many of the 90 or so homes here were built on canals or ponds with direct access to this 165 acre lake in Land O’ Lakes. Some older homes and about 15 Lake Thomas Estate homes are on Little Lake Thomas on wooded lots. All sizes and pricing of homes are available being built from 1945 on.
 
Oakstead has over 800 acres of forested wetlands and is nestled on the north side of Hwy 54, just east of Land O’ Lakes Blvd. It is a deed restricted community of about 1200 homes divided into 9 gated villages. The community was built beginning 2001 and offers single family homes as well as maintenance-free villas from 1,500 to 5,500 square feet and today will cost you about $150-175,000 for the homes on the smaller end with the larger homes selling over $400,000. There is a low $75 a year HOA, but this community does have a CDD fee. There is a clubhouse, salt water community pool, fitness/weight room, basketball, tennis as well as beach volleyball courts, baseball and soccer field, playground and nature trail.
 
Pine Glen built around 2005 is a small community of homes averaging 2500 sq ft inside, situated on larger 8000+ sq ft lot sizes and selling between $225,000 and $250,000. Pine Glen is a gated community without a community pool and no CDD fees.
 
Plantation Palms contains about 800 homes within a18 hole golf course community. Located just north of the large recreational park, public library and Elementary School, Plantation Palms also provides shopping and restaurants within a close 3 miles away. Also containing conservation areas and ponds like most of Tampa Bay area’s communities, Plantation Palms is just another option for those families wanting a better lifestyle.
 
Sable Ridge off Collier Parkway offers about 425 single family homes and is selling between $100,000 and $200,000 for 1500-2500 sq ft of living space. Built after 2000, homes were built on lot sizes of 7000 + and many are ¼ acre and over. There is no community CDD fee and is located close to the Land O Lakes Recreational Center that offers swimming, baseball, tennis, soccer, playground and a community library.
 
Stagecoach Village is a huge subdivision of 850 single family and townhomes north on Wesley Chapel Blvd of Hwy 54 where it branches off to become Hwy 56. Built starting in the late 1990’s through 2005, these homes are selling on the average of $200,000 for a 4 bedroom 3 bath home that may or may not have a pool. There is a community pool, recreation and fitness center, basketball and volleyball courts, and walking trails.
 
Stonegate built in 2 phases from 2005 to 2009, offers the security of a gated community and is conveniently located off of Hwy 54 and just west of Hwy 41 or Land O’ Lakes Blvd. This master-planned community of 335 homes provides resort-style living with wonderful pool and recreational complex, playground, jogging trails, fishing dock and clubhouse. A wide range of higher end pricing from $250,000 to over $400,000 for these 3-5 bedroom homes typically don’t have their own pools and offer 2500-3500 of interior space on generally larger sized lots.
 
Suncoast Lakes offers over 500 homes and is for nature lovers further north in Pasco County. Located just south off Hwy 52 and just west of the Suncoast Parkway, this community does not have a CDD fee and was built around 2005. Almost all of the homes back up to oak and pine tree conservation. There is over 300 acres of nature preserves, with easy access to the Suncoast Trail for biking, hiking and just exploring Florida's beauty. Within the community is a pool pavilion, picnic area, playground, and tennis and basketball courts. Most homes sell between $150,000 and $250,000 for 4 bedrooms and 3 baths and 2000 to 2500 sq ft.
 
Suncoast Meadows with its 500+ homes sell around $150,000 with 3 to 4 bedrooms and 2 baths. Built around 2005, this community offers no CDD fees, a community pool and ball fields.
 
Suncoast Pointe has homes of all sizes and they are less than $200,000. Since 2004 Suncoast Pointe has built homes from 1100 sq ft to over 3000 sq ft on smaller lot sizes, no CDD fees and no community amenities that add costs to each homeowner. So, Suncoast Pointe is for economy-minded homeowners out of choice or desire who still want a newer home in a convenient location right off Hwy 54 and the Suncoast Parkway. Newer homes mean lower insurance rates and utility costs and fewer repairs at least in the short-term. Smaller lots mean less grass to mow and landscape to maintain with watering.
 
Tierra Del Sol is a larger community of almost 500 homes built after 2006 and sells between $150,000 and $200,000. Standard 6000 to 7000 sq ft lot sizes, no
CDD fees and low HOA fees are a few of the things you can expect living here. It also has lush park areas and is located south of Hwy 52 just northwest of Connerton.
 
Twin Lake is just west of I75 off Hwy 54 and is another affordable community under $200,000. 3 and 4 bedroom homes beginning in 1990 and building still in 2005, this community of homes is named after the small lake it is next to.
 
Valencia Gardens is located across the road from Plantation Palms Golf Club and the Land O Lakes Recreation Center which offers community softball fields, soccer fields, lighted tennis and swimming pool with gymnasium.  These 425 homes are fairly larger averaging 2500 sq ft with 4 bedrooms. Built since 2000, they sell from $200,000 to $300,000 and many have pools. No CDD’s, gated and on larger lots; what’s not to like?
 
Wilderness Lake Preserve boasts 650 wooded acres around a spring-fed lake where you can enjoy fishing and canoeing as well as tons of activities at the 2500 sq ft Wilderness Lodge, complete with Bath and Spa, Swimming Hole, Boardwalk, Pier, Water Fountain Park, Fire Pit and trails. There is also the 1900 sq ft Nature Center for children and adults alike. This community attracts those that want a more peaceful way of living while still being only minutes away from necessities of life. Just like other communities that offer basketball and tennis courts, fitness and playgrounds, there is the unique feature here all its own.
