Wesley Chapel is in the eastern section of Pasco County, known today as a suburban escape from the rapid sprawl of the Tampa Bay area. Once the state highways came in the early 1970’s, there was no stopping the housing developments that sprung up along them with people coming from everywhere in and outside of Florida to get on the home buying bandwagon. Like so many other parts of Florida, what once were crop farming, logging, citrus and cattle ranching areas, the demand for owning a piece of land, obtaining the American Dream of homeownership was made easy by affordable suburban housing as well as expensive housing in this relatively rural part of Central West Florida.
 
There has been dispute over the years as to the official boundaries of Wesley Chapel. It would be considered County Line Road to the south, bordering Hillsborough County where Tampa is (including New Tampa), Highway I-75 to the west with Land O Lakes on the western side of I-75, Overpass Rd to the North and  Morris Bridge Rd to the east which abuts Zephyrhills.
Today, as of 2009, there are over 13,000 people living in the area of Wesley Chapel. The northern part of Wesley Chapel is still more rural than the southern part that abets the area of Hillsborough County’s New Tampa. Here is where you will find higher end single family communities:

Wesley Chapel’s Celebration of the Arts happens in spring every year where local music and entertainment is held throughout the day and into the evening hours. All artists will have their art on display including a student’s art display and a children's activity area as well.
 
Come December, there is the Holiday Event of the year and in conjunction with Macy’s, churches, non-profits, local businesses and the Chamber all come to give back to the community by holding a fund raiser for the Make a Wish Foundation, organize a children’s parade, have a tree lighting ceremony and of course the annual Santa visit with the children on his throne.
Recreational opportunities for residents are bountiful as well in or near Wesley Chapel. On the west side of Wesley Chapel is the
  • Land O’Lakes Recreational Complex which includes an Olympic sized pool, sports fields and tennis courts.
  • On the east side, the Hercules Aquatic Center in Zephyrhills provides a swimming pool, an exercise/walking area and picnic grounds.
  • The New Wesley Chapel District Park of almost 150 acres off Boyette and Overpass Roads offers baseball mounds, football field, soccer field, Kahli, swimming pool, playgrounds for children and a meeting room for adults.
  • The Wesley Chapel Athletic Association offers Cowboy Football, Cowboy Cheerleading, Soccer, Lacrosse, Flag Football, Flag Cheerleading, Basketball, Baseball, Softball and Adult Softball. 
Wesley Chapel offers schools within Pasco County School System. Along with Sand Pine Elementary School, Quail Hollow Elementary School, Wesley Chapel Elementary, and Seven Oaks Elementary, Wiregrass High School, John Long High School as well as a new Middle School. Wesley Chapel Real Estate Home Communities
 
Aberdeen was built in the early 2000’s with a mid range of home sizes from 1500 to 3000 sq ft. Today, these 200 or so homes sell for $100 to $150,000 without a community CDD fee. Basic Stucco Florida style homes situated conveniently off Rt 54 and close to the interstate.
 
Ashley Pines 236 homes are mostly larger around 3000 sq ft that were built 2006/07 with most offering 4 to 6 bedrooms and selling from $225,000 to $275,000. Homes less than 2000 sq ft are single story and those over that are 2 story homes. If you like to swim or cool off in a pool after work, this is not the community for you; most homes don’t have one and there isn’t a community pool either. There are also no CDD fees either.
 
Belle Chase is a small community of only 100 homes built in 2005, all with that charming front porch with column features. This is also a gated community where homes run 2000 to 2500 sq ft on average, with 3 and 4 bedrooms and selling for less than $200,000 without a pool.
Bridgewater, a community of 800 homes built in 4 phases from 2004 to 2006, is located off Curley Rd and just north of Hwy 54, right at the northern tip of Wesley Chapel. Being one of the larger Wesley Chapel communities, it has its own Dog Park for all of its resident’s friendly 4 legged family members. It also has its own Community Park, Skating Park, soccer field, basketball court, multi-purpose court, playground and lots of water and green space for aesthetic quality and wildlife enjoyment. $100,000 to $150,000 will buy you a 1300 to 2000 sq ft home and a real bargain for up to 3000 sq ft you can get for $200,000 or less. None of these will have pools but the larger ones have 4 to 6 bedrooms.
Chapel Pines is another lower priced community where homes from 1200 to 2000 sq ft can be purchased from $100 to $150,000. Larger 3000 sq ft homes are around the $200,000 price range. Once in great while, you might find a pool in there at the higher end. No CDD fees, but there is an annual Home Owner Association Fee of around $700 which includes Basic Cable.
 
Citrus Trace is an older community built in a 10 year span between 1980 and 1990 and is for those wanting:
  1. Country Living of days past in Wesley Chapel
  2. Lot sizes between ¼ to 1 acre each
  3. No HOA fees
  4. No CDD fees
  5. Developed landscaping
  6. Some deed restrictions
  7. No cookie-cutter homes
  8. Close to modern day highways
Citrus trace in Wesley Chapel is located on the north side of Hwy 54 and just west of Boyette Road and easy access to I-75. Today these homes sell for about $125 to $250,000, many with pools and offer 3 to 5 bedrooms.
 
Country Walk is a well-planned larger community of almost 1000 homes that started building in 2005 and continues to build as of 2009. Built on 154 acres of conservation and wetlands, the development also allowed for another 30 acres of common recreation area. Country Walk in Wesley Chapel is proud that it is not just a community of subdivisions, but a community that offers a new way of living. By providing residents with all sorts of recreation with a 5000 sq ft community center and placing its homes within surroundings that offer a more enjoyable life away from the hustle and bustle of everyday living, Country Walk is a very popular choice indeed.
 
Its monthly newsletter, both online and distributed locally discusses important neighborhood and area news as well as posting monthly community activities like Kids Movie Matinee; Kids Game Nights with Wii video games, board games and cards; Date Night-Pool Party for parents to go out while their 5 year old+ children enjoy an evening by the clubhouse with adult supervision; Playground Picnic; Resident Happy Hour; Movie Nights for teens and adults; Mom’s Morning Off; as well as other events as the months change. There is even a Country Walk Women’s Club and all sorts of sport lessons.
 
Its 70,000 gallon lagoon style pool as well as its lap pool is two reasons to visit the community clubhouse. You can also lounge beneath the pavilion or read a book on their lakefront deck. Feeling energetic? Play a game or two of tennis on one of their courts or perhaps another ball game on the sports field nearby. There is plenty of play area for the children as well. To keep communication going between the 6 subdivisions and trying to meet the needs of all residents, Country Walk has begun a system of asking for volunteers within each subdivision to be the Captain of their subdivision. These captains can gather requests from its homeowners and sit at Community board meetings expressing their requests.
 
Its large selection of homes within its 6 subdivision of Magnolia Estates, Deer Run, Fieldstone Manor, Colony Park, Manor Place and Evergreen, run from 1200 to over 3500 sq ft with 3 to 5 bedrooms. There is a wide range of pricing as well here, anywhere from $100,000 to $375,000 with the higher end homes having pools. Most if not all of the homes all back up to either conservation or some form of water.
 

Magnolia Estates are the 2500 to 3500 sq ft homes in the $300,000 price range mostly with 3 car garages. As you can see by the neighborhood map, most of the homes either back up to a pond or to conservation.

Deer Run offers the more affordable smaller homes without pools and 2 car garages in one of the smaller neighborhoods of homes.

Fieldstone Manor is another larger community of 3000 + sq ft homes

Colony Park is a grounds maintenance-free villas neighborhood of smaller, affordable homes where the monthly fee of $150 also covers their basic cable bill

Manor Place is a mid-priced and mid-size community of homes around the 2000 to 2500 sq ft interior space for about $225 to 250,000.

Evergreen homes are listed at the higher end of $300,000 with a large selection to choose from in this larger neighborhood of Country Walk. Higher square footage is standard with lovely lot views.

Fairway Village of Saddlebrook in Wesley Chapel was built over a 20 year time frame and most of the single family homes here have pools. But not to worry if you like a home that doesn’t because this Resort community has 3 outdoor heated pools with one being a 500,000 gallon super pool. For stress-relief and exercise there is also a million dollar health spa in addition to a fabulous fitness center; jogging and walking trails; bike rentals; fishing and canoeing; Basketball and Volleyball Courts; water volleyball and water basketball; 2 golf courses and 45 tennis courts. Dine at one of the 4 restaurants after you spent all day with your guests at the Meeting/Business Center. You don’t even have to drive your guests back down to Tampa Airport after they have checked out of their own hotel suites here; this facility has its own airport shuttle to do that. Your children also have their own Kids Club. You will see why this resort is in the top 100 of Golf Resorts in the country and also why your HOA fees are about $500 per quarter.
 
Choose between a range of styling for single family homes or cluster homes for maintenance-free living. You can find homes here as small as 1750 sq ft or as large as over 5500 sq ft with prices to match out of the only 169 homes in this community. While most homes in Fairway Village are in the 2000 to 2500 sq ft and are priced from the $300,000 on up, a few bargains come up in the lower price ranges. 

Fox Ridge sits midway between I 75 and Morris Bridge Road and south of Hwy 54. Fox Ridge, just east of Meadow Pointe, offers a wide range of sizing from 1000 to over 3000 sq ft of homes. Phase I started in the mid 1980’s and Phase II began in the late 1990’s. Look to spend around $200,000 for a 2200 sq ft home sitting on 1-2 acres of land.

Hamilton Park offers newer homes built around 2005 and larger homes over 2200 sq ft for about $200,000. On the north side of Hwy 54 and just west of Morris Bridge Road, this gated community of about 110 homes was built on lots between 5000 and 10,000 sq ft.

Homesteads of Saddlewood almost 200 homes average 2800 sq ft inside and go over 4000 in some cases. Built around 2000, many with pools, they range in price from $250,000 to over $500,000 and back up to over 7000 acres of preservation. Homes here sit on over 2 acres of land, where horses are welcome.

Lexington Oaks in Wesley Chapel started building its 1700 homes and 13 villages around 2000 and offers waterfront and conservation home sites situated on over 812 acres, with over 250 acres of preserved wetlands. It is community for those wanting maintenance free living with lots of amenities including challenging golf courses, community pools, athletic and children’s playgrounds, on-site day care, 5 acre park, recreation center and a clubhouse with a restaurant and bar. Located just west of I 75 and north of New Tampa, there are villas and single family homes ranging in size from 1500 sq ft to over 3000 sq ft. Homes range in pricing from $150-$250,000 and up for some of the larger homes.

Meadow Pointe, one of the largest developments of homes in the Tampa Bay area, sits on over 1800 acres with several hundred acres designated as conservation only. There are over 1300 homes built beginning in the 1990’s, ranging from 1200 to over 4000 sq ft, where most are in the 2000-3000 sq ft range for 4 bedrooms. Home prices offer a wide range as well, from $100,000 to over $300,000. 

Located just north of the county line road of Hillsborough County, Meadow Pointe is conveniently placed south of 54 and just east of I75. There are two residents-only swimming pools, a community club house, Tennis Courts, Basketball courts, Volley ball Courts and more.  Meadow Pointe offers parks for picnicking, paths for biking and jogging, and waters to fish as well. There are plenty of community clubs for those interested in Dance, Karate, Gardening or Soccer to name a few. 

The individual subdivisions within Meadow Pointe are: Broughton Place, Chapel Pines, Covina Key, Glenham, Grasslands, Alchester Place, Beaconsfield, Larkenheath, Heatherstone, Iverson, Lexington Oaks, Longleaf, Charlesworth, Glenham, Grasslands, Savannahs, Woodlands, Summerbrooke, Vermillion, Wrencrest, Sedgwick, Tullamore and Whitlock.

New River Lakes is an affordable community of homes ranging in price from $100,000 to $200,000 for 3 and 4 bedrooms built after the year 2000. Most homes don’t have their own pools, but there are community amenities such as swimming pool, basketball and tennis courts. Lot sizes average about 5000 sq ft.

Northwood sits on the western side of Bruce B Downs Blvd, just north of the county line road in Pasco County, across from Meadow Pointe. Northwood offers larger lot sizes over 6000 sq ft with 3 and 4 bedroom homes selling for about $150,000 with 2000 sq ft of living space. There is a club house, community pool and other amenities for residents.

Oak Creek began its 2 phases in 2006 and offers from 1500 to 2500 sq ft homes, mostly without pools and with 4 bedrooms for $150,000 to $200,000. Oak Creek is located north of State Road 54 and east of 75. The Oak Creek community features a 5 acre recreation center including a Swimming Center, playground, bike trail, and pet park.

Palm Cove is located further north in Wesley Chapel, north of 54 between Boyette and Curley Roads. Offering a wide range of sizing from 1300 to over 3300 sq ft of interior space, this newer subdivision begun in 2005, offers mostly 4 bedroom non-pool homes between $150,000 and $250,000.It has the advantage of no CDD fees. Palm Cove features a community pool with splash fountain and Cabana. Just up the road there is a County Park for Tennis, Basketball, ball fields, playground and scenic walking trails.

Pine Ridge is a smaller community of less than 150 homes is located just north of 54 off Curley Road. Built around 2001, these smaller homes under 2000 sq ft on smaller lots offer affordability for around $100,000. No CDD fees or community features here.

Quail Woods is another small community of homes around 100 with a wide range of sizing and pricing. Located on the west side of I 75 just north of where 54 and I 75 intersect, these homes sit on the northern edge of the Quail Hollow Golf and Country Club and are unique in that they offer Eco Crafted homes by Southern Crafted Homes, inline with energy consciousness: energy efficiency, water conservation, clean air quality and affordable utility bills. All homes will meet the requirements of the EPA’s Energy Star® Program and all homeowners receive an actual certificate guaranteeing their home has been tested and meet the stringent requirements. $150-$300,000 will get you a newer home built between 2002 and 2008 on larger lot sizes.

Saddlebrook known for its exclusive resort is home to exclusive homes as well. This community of all custom single family homes on large lots runs into the millions for many, and offers condo/townhome/villa living as well amongst its 480 acres of lagoons, cypress forests, and wetlands. 

Located just east of I 75 on State Road 54, this community of over 1300 homes offers condo living around 1000 sq ft and goes over 5000 sq ft for the custom single family homes. Many homes have their own golf cart garages or carports. Pricing is from $75,000 to $1,000,000 + and everything in-between. 

The community facilities that are tucked away from the residential area that residents enjoy for a quarterly fee are year round golf at one of our 2 Arnold Palmer Golf Courses, 45 tennis courts, European Style Spa, and 5 premier restaurant options. Walk the 4 ½ mile track around the Resort. Saddlebrook being a world renowned training center for professional golfers and tennis players, you can be assured of quality everything here.

Saddlebrook Village West sits between the western side of I-75 and eastern edge of State Road 54 with 450 homes. Homes range in size from 1600 to over 3000 sq ft, were built right after 2000 and mostly are 4 bedroom models priced between $150,000 to $250,000. The community features include swimming pool, tennis and basketball courts plus children playground.

Seven Oaks sits just north of Hwy 56 and east of I-75 on the western side of Bruce B Downs Boulevard. This large community of 2000 single family and villa style homes range in price from $100,000 and sell for over $600,000, also range in size from 1200 to over 4000 sq ft on the inside. Homes were built over a 7 year period from 2002 to 2009. There are 2 bedroom villas up to 6 bedroom single family homes. A typical 4-6 bedroom pool home will run you between $300,000 to $400,000. You can scoop up your standard 3 bedroom homes without a pool for under $200,000. Seven Oaks boasts miles of walking, jogging, biking, and roller blade trails, resort-style clubhouse with fitness room, theatre room, cafe, community entertaining area with kitchen, family pool with flume slide, lap pool, Splash Park, playground and tennis courts. This is a CDD community, paid in your taxes but has a low annual Home Owner Association Fee.

Tampa Highlands/Quail Hollow Pines is mostly an older community of homes on huge lots of over 1 acre with minimal deed restrictions, no HOA’s and no CDD fees. There are some newer homes built within the past few years and is for those that want privacy and no community features to pay for.
House prices vary from $150,000 on up.

Tanglewood Village is just north of county line road and east of Bruce B Downs Blvd and was built around 1985 before CDD fees were passed onto the homeowner. This community is unique in that the community features of pool, recreation building, tennis courts and lawn maintenance are all optional for a $80 a month fee. There are even 2 bedroom starter homes for about $125,000

Villages at Wesley Chapel sits conveniently close to I-75 and just north of State Road 54 homes built in the late 1990’s with pricing around mid $150,000’s to $200,000 for 3-4 bedrooms with larger lot sizes than some of the newer communities. There are no CDD fees or community amenities.

Wesley Pointe is just minutes away from I-75 and State Road 54 and features smaller 1200 sq ft homes on smaller lot sizes under 5000 sq ft that were built in the early 2000’s and cost about $100,000. No CDD fees and no community pool but do have a playground and park and is a gated community.

Westbrook Estates is a smaller community of homes around 2000 sq ft built in 2003-04. The Community offers a large swimming pool, reclaimed water, Cabana, Tennis Courts, 7 ponds, playground, and mature landscaping.

Westwood Estates contains less than 100 custom homes in an equestrian community, where for about $200,000 you can buy a newer built 2000 sq ft home. This is country living just west of I-75 and North West of State Road 54 which is close to 7,000+ acres of trails for horses, bikes and hikers.

The Wiregrass Ranch development located at the intersection of State Road 56 and Bruce B. Downs Boulevard is said to be the largest in the history of Pasco County with 5,000 acres. A comprehensive mixed-use community set to be developed in 4 phases with 10,000 single family homes, all within gated communities and 5000 condo/townhome/villa units including a Del Webb golf community of 3500 residents. Wiregrass Ranch will also be home to over 3,000,000 square feet of retail and commercial property and feature curved, tree-lined streets and pocket parks that invite lingering and relaxation. A 750,000 square foot lifestyle center will sit in the middle of the development with a huge shopping center called Wiregrass Ranch. Due to its size, the center will include government offices, schools, medical centers and all the necessary commercial developments to meet the needs of this huge residency. By 2012, there will be a Pasco-Hernando Community College on 60 acres of donated Wiregrass Ranch land, which is in addition to their own grade, middle and high schools.
